I am a building owner
Do you intend to carry out building work which falls into one or more of the following categories?- Works to an existing wall or structure shared with another property?
- Building a free standing wall, or the wall of a building up to or astride the boundary with a neighbouring property?
- Excavation near to a neighbouring property?
If the answer is yes, then you MUST give all identified Adjoining Owners notice of your intentions.
This is completely separate from obtaining Planning Permission and/or Building Regulation Approval.
The Hopps Partnership will identify all Adjoining Owners, and serve them with Party Wall Notices on your behalf.
An Adjoining Owner is anyone with an interest greater than a tenancy of more than a year. If the property is occupied by a long term tenant or leaseholder, it will be necessary to notify them of work as well as the freeholder/landlord of the property.
Where there is more than one owner of the property, or more than one adjoining property, it is your duty to notify them all of your intended works, which we at The Hopps Partnership will do on your behalf.
You will need to have the proper documents, known as Party Wall Awards, in place and The Hopps Partnership will ensure that this is achieved for you.
